That second structural opening, with its own beam and engineer’s calculations, adds £3,000–£6,000.
4. Drains and manholes
A manhole where the extension is going means a sealed double-seal cover or a diverted drain with Thames Water build-over approval – £1,500–£4,000. We check this on the first visit.
5. Finish level
