Bathroom Renovation Cost in West London: 2026 Price Guide
Most bathroom renovations in West London land between £6,000 and £12,000 in 2026. A small like for like refit starts around £4,500. A larger family bathroom with a new layout and a decent spec runs £12,000 to £18,000. The single biggest cost driver is not the tiles or the suite. It is whether the plumbing moves.

Where the money actually goes

People assume the suite is the big number. It usually is not. On a mid range job the labour and the hidden trades take more than half the budget.

The thing that really moves the price: moving the pipework

Keeping the WC, bath and basin where they are is the difference between a straightforward week and a much bigger job. The WC is the worst offender. It needs a fall to the soil stack, so moving it can mean lifting floors, boxing in new runs, or in a flat, negotiating a route that does not cross a neighbour’s ceiling.

You might not have to pay VAT at all

This is the part almost nobody mentions, and it is worth thousands.
If bathroom work is needed because of someone’s disability, and it is their own private home, the work can be zero rated for VAT. Not reduced. Zero. That covers adapting or extending a bathroom, washroom or lavatory where the changes are necessary for that person, and it can cover putting back space lost to make the adaptation work. Converting a bath to a level access wet room is the common example.
The rules are set out by HMRC, you sign an eligibility declaration, and you do not need to be registered disabled. On a £10,000 job that is £2,000 that never leaves your account. Ask any builder quoting you whether they handle zero rated work, because plenty simply add VAT to everything out of habit.
How long it takes

- Like for like refit: 7 to 10 working days.
- Layout change: 2 to 3 weeks, because first fix, tanking and screed all need drying time.
- Wet room: 2 to 3 weeks, and the tanking is not a stage you rush.
- Compact en suite: 5 to 8 working days if the services are already nearby.
The honest version: a bathroom is a small room with every trade in it. Plumber, electrician, tiler, plasterer and often a carpenter all need their turn, and several cannot overlap. That sequencing, not the size of the room, sets the timeline.
Where budgets slip

- Choosing the tile after the quote. Herringbone, large format and natural stone all take longer to fit. The tile changes the labour, not just the material.
- Finding out what is behind the old tiles. In 1930s West London stock that often means rotten timber, old lead runs or a wall that is nowhere near flat.
- Underfloor heating decided late. It affects floor build up, which affects the door, which affects the flooring.
- Extraction ignored. A weak fan grows mould that ruins a new bathroom in two winters.
- Waterproofing treated as optional. The cheapest line to cut and the most expensive to put right.

Do you need building control?
Usually not for a straight replacement. You do need it if you are adding a bathroom where there was not one, altering drainage, or doing structural work such as removing a wall.
